In this phase the project begins to take shape. We explore how your project can live, feel, and perform. We test massing, site placement, and overall character through sketches and physical models. We text ideas and see which are most aligned with your goals, vision, and lifestyle.

Multiple variations of plans, elevations, and early stage visualizations are prepared and the overall project direction is established. Discussions center on overall character and high level project characteristics with some discussion of materials and other specific features and moments

Room-by-room planning takes shape, including interior layouts, lighting design, and electrical placement. Throughout, wellness remains at the forefront, guiding each refinement as your vision comes vividly to life.

In this phase, your project is translated into a precise and comprehensive set of drawings that enable your builder to bring the design to life with accuracy and intention. Every detail is carefully resolved, with particular attention given to the moments that elevate the project beyond the ordinary.

We conduct rigorous internal reviews to ensure the drawings are complete, streamlined, and free of unnecessary complexity. Assemblies and specifications are selected to deliver the highest levels of performance and wellness, ensuring your home is both refined and resilient. All required documentation for permitting and entitlements is also prepared, supporting a smooth and efficient approval process.

In this phase, KLPOA manages the approvals process and guides you in selecting the right builder for your project. We communicate directly with the jurisdiction, ensuring that all questions are addressed and all documentation is in place for a smooth approval.

If the project is put out to bid, we oversee the process on your behalf. KLPOA will work on soliciting bids, responding to contractor inquiries, and providing clarifications as needed. All information is carefully organized and presented to you in a clear, comparative format. Throughout, we serve as your trusted advisor, helping you make an informed and confident decision in selecting a contractor.

As construction begins, all the planning and precision of prior phases come to life on site. KLPOA remains actively engaged throughout the process, serving as your dedicated advocate with the build team.
