The Brief

Breathing New Life Into a Beloved Home

The homeowners loved their neighborhood, the tree-lined streets, and the sense of community — but their 1960s house simply didn't live up to it. Inside, the home felt dark and tired. The kitchen was cramped, the flow was disjointed, and the spaces were uninspired. And every rainstorm brought water pooling into the crawlspace and garage, leaving behind the musty smell of dampness and worry.

We began by listening. Understanding how the homeowners wanted to feel in their home and how they hoped to live day to day. From there, we reimagined the entire ground floor: bringing light, openness, and balance back into a home that had lost it. What was once a source of frustration became a space of warmth, comfort, and renewal.

A new open kitchen, a dedicated workspace, a living room bathed in light and fresh air. A complete transformation rooted in care and craft — achieved entirely within the existing footprint, without additions or major structural work, keeping costs manageable and the project on schedule.

A New Porch and a New Lease on Life

The exterior was thoughtfully revitalized with a newly designed front porch and deck, extending opportunities for outdoor living and leisure. More than just additional space — a renewed sense of life, color, and energy for the property, while maintaining the traditional character of the original home.

The new deck wraps the front of the home, creating generous outdoor living space. Fresh board-and-batten siding and bold blue paint transform the building's street presence.

The Interior

A Completely Reimagined Ground Floor

A completely reimagined interior — without costly and time-intensive building additions — is possible when the design is led by rigorous thinking rather than the path of least resistance. By carefully studying the existing floor plan and deeply understanding the homeowners' goals, we were able to maximize every square inch of the home's existing footprint.

In avoiding the addition of square footage or the removal of exterior walls, the renovation became more affordable and was completed with greater speed, ease, and simplicity — without sacrificing an ounce of quality or ambition in the result.

Kitchen Transformation

Smart Storage, Open Living

The original kitchen and dining room were disjointed and dark, with cluttered storage and an oppressive drop ceiling. A complete redesign with a generous island improved the aesthetics, while custom storage solutions — a pull-out pantry, a built-in chopping block — keep things organized day in, day out.

Every Inch Working Hard

One of the most impactful moves in the kitchen was the design of a custom pull-out pantry that makes use of a previously dead corner of the floor plan. Fully extended, it provides an extraordinary amount of organized storage in a footprint that previously held nothing useful.

A built-in butcher block chopping surface slides out from below the counter — keeping the prep area clear when not in use, and providing a dedicated cutting station when cooking. These are the details that change how a kitchen feels to use every single day.

Healthy Down to the Studs

Over the home's 60-year lifespan, repeated water intrusion had led to widespread mold and mildew — every rainstorm bringing silent but serious threats to both the structure and the homeowners' health. When the renovation began, serious damage was found behind the drywall. KLPOA took a comprehensive approach to remediation and long-term protection.

Envelope Redesign

A meticulously engineered exterior envelope was implemented to prevent future water intrusion at the source.

Water Management

A long-term water detention strategy was introduced to protect the crawlspace and foundation from future damage.

Natural Ventilation

Additional operable windows with proper flashing ensure fresh, natural air ventilation throughout the home.

Material Health

All new finishes and materials were specified for low chemical emissions, ensuring clean indoor air from the start.

From a tired, dark, and water-damaged 1960s house to a warm, light-filled, and genuinely healthy home — achieved entirely within the existing footprint, on budget, and on schedule.

The homeowners now have a home they are proud of, inside and out. Structurally sound, healthy to live in, and built to serve them well for decades to come.
